Poconos House Rental Policies and Requirements
THESE RENTAL REQUIREMENTS, RULES, POLICIES AND PROCEDURES APPEAR ON OUR SITE AND ARE POSTED IN ALL OUR HOMES ON THE BULLETIN BOARD.
IT IS YOUR RESPONSIBILITY TO READ AND FOLLOW EVERYTHING INCLUDED HERE AND IN YOUR RENTAL AGREEMENT.
Reservations
1. Payment of the Security Deposit is required to hold dates.
2. Security Deposit is in addition to the rental fee.
3. Reservations will be held for four mailing days pending receipt of Security Deposit.
4. Payment of the Security Deposit and Rental Fee must be paid in full, and is due prior to stay.
5. Personal checks for Rental Fee and Security Deposit must be received 15 Business Days prior to arrival, otherwise rental fee must be paid by cash or money order only, and sent via overnight mail.
6. No personal checks will be accepted upon arrival.
7. No checks or money orders will be accepted for amounts larger than fees (Security Deposit and Rental Fee).
Use of House
1. Number of guests will not be increased, or additional rental fees apply. Under no circumstances, are there at any time, to be more than the maximum number of people stated.
2. No subletting in whole or in part.
3. All occupants must be over 25 years of age, or are
accompanied by their parent. Photo ID required.
4. There is no smoking inside the house, smoking is permitted outside, but NO littering is allowed (cigarette butts are considered litter). Renter will be charged for cleaning of all carpets, upholstery, curtains, drapes, etc. if there is smoking in the house. And for litter clean-up if there are cigarette butts on the property.
5. It is not permitted to move furniture or furnishings, including but not limited to Hot Tub, Pool Table, Sofas, Beds, TV's -- ALL furniture and furnishings are to be in the location in which Renter found them. Extra charges will be levied if furniture or furnishings are moved.
6. Renter is not permitted to unplug or turn off major appliances, including refrigerator, washer, dryer, dishwasher, stove, hot tub, dehumidifier, microwave, tv's, dvd/vcr's, etc.
7. We are not responsible for inoperable appliances for
any reason beyond our control.
8. No wild and/or loud parties are permitted.
9. No underage drinking is permitted.
10. No illegal drugs or substances are permitted.
11. No Outdoor Fires are permitted. (Bonfires, Camp Fires, etc.)
12. Renter is required to follow all Towamensing Trails Community Rules, which are posted in the residence and are provided by the Community when Renter
registers vehicle(s).
13. Renter agrees to follow the normal rules of society, and to respect the quiet enjoyment of other community members, visitors, Renters, etc.
14. Instructions appear throughout the house. It is the responsibility of all occupants to read and/or follow all instructions.
15. Any and all damages, including but not limited to cancellations, missing items, fines incurred by Renter, etc., will be deducted from the security deposit. If the security deposit is not sufficient to cover costs, Renter agrees to pay all monies due.
16. Security Deposit can not be used for the rent.
17. Renter is not permitted to have firearms in the house or on the property. Including but not limited to hand-guns, black-powder, rifles, shot-guns, cross-bows, BB or Pellet Guns, etc.
18. There is no hunting of any kind in the community.
19. Renter is responsible for registering with the Towamensing Trails Community to purchase a Trash and Vehicle Pass. Facilities passes require you to complete a form, available from and submitted at the Administration Building (the “Teepee”), which is located at the main entrance to the Towamensing Trails Community, at Route 903 and Towamensing Trail.
20. Purchase of Club House Membership, appropriate Fishing License, etc. is the responsibility of the Renter.
21. Owner is not responsible for Community Facilities, as this is at the discretion of the Community. No refunds will be given if Community Facilities are not available.
22. House is equipped with a Telephone for local calls only, all long distance and directory assistance calls must be made on a calling card or on a cell phone.
23. Renter is not permitted to make any repairs. Necessary repairs are to be reported to us immediately.
24. Recycling is mandatory. All recycling must be disposed of at the Recycling Center located on Route 534 East, approximately 2/10's of a mile from Route 903. (This is posted on the Bulletin Board in the house).
25. Renter is responsible for appropriately disposing of trash in the dumpster opposite the Administration Building ("The Teepee") No trash should ever be left outside the house in an unsealed container (we have animals in the area who will get into the trash). Dumpster hours are posted on the bulletin board in the house.
Hot Tub
1. Hot tub is used at Renter’s own risk.
2. Renter is responsible for reading ALL Hot Tub Instructions.
3. Renter is responsible for treating Hot Tub water before each use with chemicals. It is the responsibility of the Renter to read all directions as they pertain to Hot Tub and treating with Hot tub chemicals, and appropriate use. Only chemicals provided by us are to be used. DO NOT USE MORE THAN THE RECOMMENDED AMOUNT OF CHEMICALS.
4. Small Children, Animals, Food, Drinks, and ANY Foreign Objects are not permitted in the Hot Tub.
5. Do not spend extended periods in the Hot Tub.
6. Children of any age should never be left unsupervised in or near the Hot Tub.
7. When not in use, Hot Tub cover must be on and locked. If Hot Tub cover is left off and water must be reheated, Renter is responsible for cost of heating charges.
8. We are not responsible for an inoperable Hot Tub for any reason beyond our control. No refunds will be given.
9. Renter is not permitted to unplug Hot Tub. If Hot Tub is unplugged, Renter will be charged for cleaning, refilling and heating water.
10. Hot Tub is not, under any circumstances to be emptied or Renter will be charged for cleaning, refilling, treating and heating water.
11. Additional instructions for the Hot Tub are posted in the house. It is the responsibility of ALL OCCUPANTS to read and follow all instructions.
Pets
1. Only Housebroken DOGS are permitted. NO Cats.
2. Only dogs approved by us and who are part of the Rental Agreement are permitted. Or additional charges will apply.
3. It is the responsibility of the Renter to have up-to-date shots for Dogs staying in our homes.
4. Renter is required to clean up after pet, or Renter will be charged for additional clean up and professional cleaning if required.
5. Renter is required to pay for any and all damages caused by pet.
6. Pet is not permitted outside for unreasonable or extended periods of time, and never, late (after 10 PM) or over-night; or exceptionally early in the morning (before 8 AM). If dog is barking, bring him/her into the house.
7. Pennsylvania Law provides for “Poop Scoop” and “Leash” laws. No dogs are allowed to run free, ever. All feces will be cleaned by Renter, or Renter will be charged. All Leash laws, i.e. Animals are NEVER allowed to run loose, or must be completely managed on a leash, by Renter, will be adhered to by Renter.
8. If any Pet of Renter causes any damage to any property or injury to any person, whether the property of Owner or of any property, private or public,or injury to person, Renter agrees to pay damages and hold harmless the Owner.
9. Renter certifies Dog(s) are up to date on ALL SHOTS.
Children
1. Renter agrees to abide by all rules in community areas as they apply to children, and all others.
2. Children will not be allowed to roam free and/or annoy community members, including encroaching on others’ properties, loud and otherwise annoying behavior.
3. Any Fines imposed for Renter’s children’s behavior, will be borne by Renter.
4. The cost of any damage caused by Renter’s children will be borne by Renter.
Trash
1. Renter agrees, to place all trash and recyclables in assigned places. i.e. Trash is to be placed in secured containers, whether closed plastic bags or closed pails provided by Owner. (Remember we are located in an area where there are many animals, be sure to follow trash and recycling rules). If trash rules are not followed, Renter will be charged for clean up.
2. Recycling is mandatory. All recycling must be separated from trash. (If recycling is not done, Renter will be charged for separating recyclables).
3. Renter is responsible for appropriately disposing of trash and recyclables on a regular basis. Dumpster Hours are posted in the house. Renter is responsible for appropriately disposing of trash in the dumpster opposite the Administration Building ("The Teepee").
4. No perishable food items are to be left in the house upon departure.
5. There is no littering (this includes cigarette butts) on the property, or Renter will be subject to fines and/or additional cleaning fees.
6. Renter is to remove all trash and recyclables from the house and dispose of appropriately, upon departure or Renter will be charged an additional fee for all trash clean-up. All recycling must be disposed of at the Recycling Center located on Route 534 East, approximately 2/10's of a mile from Route 903. (This is posted on the Bulletin Board in the house).
7. Trash is only to include normal trash from the house created by Renter during the stay, recycling is to be separated.
8. The cost to remove any excess trash, will be borne by Renter.
9. Renter will be charged for any trash found on property.
Driveway/Parking
1. Renter agrees to park only in specified parking areas. Park away from the house.
2. There is no parking on the road.
3. For winter Renters: House has a snow plowing contract. Renter must move vehicles to allow snow plow to clean driveway.
4. We are not responsible for Renter’s inability to get out of driveway because of weather conditions.
5. Renter agrees to park at base of driveway if it is snowing to make exit easier for Renter when snow plow arrives.
6. Renter agrees to park in driveway, but away from the house.
7. All Vehicles must be registered with the community and passes must be appropriately displayed.
Fires and Barbeque
1. BBQ: Only commercial briquettes are to be used for BBQ's. No newspaper, wood, etc. is to be used.
2. BBQ: Renter agrees to keep BBQ, when hot or lighting and/or lit, away from the house (any damages to house caused by Renter and BBQ, will be paid for by Renter).
3. BBQ: Renter agrees to clean BBQ before each use. (Ashes are to be disposed of NEATLY, and not thrown all over the property.)
4. BBQ: When not in use, and after BBQ cools, Renter agrees to keep BBQ closed and covered.
5: Fire: Renter agrees to burn only commercial firestarter and/or wood logs and wood provider by Owner. Kindling and newspaper may also be used in Fireplace, but no coated items (magazines, newspaper flyers, etc.) may be burned in Fireplace. No trash is to be burned in Fireplace.
6. Fire: If Renter has trouble lighting logs, Renter will not throw partially burned logs on the property (this is a fire waiting to happen). Reuse them in your next fire and keep them in the fireplace.
7. Fire: Renter agrees to never leave fire unattended and with doors open.
8. Fire: Fireplace must be cleaned between uses. Use galvanized bucket provided by Owner. Do NOT place a bucket filled with hot ashes and embers on the floor or the carpet. Do not dump hot or burning ashes or embers on property (a fire waiting to happen). Do not dump ashes all over property, pick one inconspicuous spot near a tree (ashes are good for trees), dump and spread out to make sure fire is out. Ashes will not be dumped near house.
9. Renter agrees to keep fire screen closed when fire is lit.
10. Fire: There are no "bonfires" or camp fires permitted in the community.
Departure
1. Renter agrees to leave property (interior and exterior) clean and in condition as found, where found, including the location of all furnishings, furniture, and household supplies.
2. Renter is responsible for removal of all trash from house and appropriate disposal.
3. Renter is responsible for removal of all litter created by Renter from property (including cigarette butts).
4. Renter is responsible for removal of all Renter’s Pet’s waste.
5. Renter is responsible for turning off heat.
6. Renter agrees to place all dishes in dishwasher.
7. Renter agrees to place all used towels and bath mats in tub or hamper, as instructed.
8. Renter agrees to strip sofa beds, if used.
9. Renter agrees to leave all Owner’s property in house, where found, as found, including location of all furnishings.
10. Renter agrees to close and lock all doors and windows, and leave key in the Lock Box.
11. Renter agrees to leave grill and fireplaces as instructed so as not to cause fire.
12. Renter agrees to turn off all lights, TV's etc.
13. These instructions have been provided herein, and will appear in your rental agreement, and too, appear throughout the house.
Cancellation Policy
If you think you will have to cancel your reservations, purchase Travel Insurance.
45 Business Days notice: Full refund minus $100 cancellation fee.
Less than 45 Business Days notice: 50% of deposit, minus $100 cancellation fee.
Less than 15 Business Days notice: NO REFUND. NO EXCEPTIONS.
No refunds whatsoever for holiday reservations, early departures or cancellations not provided within 15 business days.

Return of Security Deposit
Renter agrees to leave premises as found, clean and undamaged, with all of Owner’s furnishings where found and as found, and agrees to pay for any and all damages, fines, missing items, additional cleaning, additional expenses incurred by homeowner for Renter, etc. (household items are inventoried after each rental, and charges will be levied for any missing or damaged items).
Security deposit or any part thereof will be returned within thirty (30) days (as allowed by law) of departure date, after house is fully inspected and cleaned.
Payment Methods Accepted
Cash, Money Order, Paypal* or Check** (Check must clear at least 15 business days prior to arrival).
*Paypal fees will be borne by Renter.
**There is a $45 charge for all returned checks.
NO PERSONAL CHECKS ACCEPTED UPON ARRIVAL.
